  • What nationalities are permitted to purchase a property?

    Some of the countries Turkey has a reciprocal agreement for the purchase of land and properties;

    England, Ireland, Germany, Holland, Norway, Sweden,  Denmark, Austria, Switzerland, Belgium, USA,  Spain, Italy, Canada, Luxembourg, Australia, France, Greece, Portugal, Poland, Croatia, Israel, Finland, Estonia, Hungary,  and some  African and South American states.
  • How long does it all take and how does it work?

    It takes between 1 to 3 months to receive the final Tapu ( Title Deeds),

    After signing the reservation contract, the copies of the buyers passport will be handovered to the local land registry office, the copies and the official papers showing the location of the property will be sent to a Military Head office in Izmir to be checked that the mentioned property is not in a Military Zone. After the approval of the permission our company pays the necessary fees and taxes to the authorised bank (T.C. Ziraat Bankasi) and to the tax office in Kusadasi. The official receipts of these taxes and fees will be declared during the transaction in the Land registry office. Finally the buyer and seller signs the land registry book under the supervision of an official interpreter.
  • Do I have to be a resident or have a resident’s visa to purchase?

    No, To buy a property you do not have to have a Residents visa. This is only required if you want to stay longer than three consecutive months, or wish to have a phone or buy a car. Then the three months tourist visa is not enough. 
  • What do I have to check before purchasing?

    Check that there are no outstanding rental agreements or mortgages.
    That the seller has the legal right to sell the property and that they have a Tapu ( Title Deeds) for it. If there is an agent how much commission is payable, commissions rates are usually very high in sales where European clients are involved.
  • Do I have any Taxes and fees to pay for the purchasing?

    There are some one off taxes and fees payable:

    Purchase tax which is 3,3% of the declared value of the property,
    Education and earthquake tax
    All formal documentation and copies
    Interpreter fees
    Water: Connection fee for new homes
    Electric: Connection fee for new homes
    Telephone: Connection fee

  • When do you plan to start to construct this project?

    All other preparations have been completed and in January 2012 we will start to construct and planing to finalize latest by Sept 2013… But we are checking now with NemoHaus systems which enables us a very high standart for sound and heat insulation, that could enable us also to complete this Project much earlier like Dec 2012..
  • Does your company develop first time such a big project?

    Our Company with an experience of 25 years have completed more than 100,000 sqm in all Turkey, only in Kusadasi about 800 flats&villas..
  • Any time for personal use? Any additional expenses to the buyer during the 10 year period?

    It is an option left to the buyer : If the buyer wishes to use the property for whole year, then pays personally all maintenance fee .. If the buyer uses the property only for one month a year and rents to KOTAN for the 11 months, then the buyer uses the property for this one month free of charge and will be also exempted from all maintenance fees for whole year.  Rental agreements can be done only and exclusively with KOTAN.
  • If money is sent in TL from the US (via currency conversion) instead of USD will that earn the 8.5% increasement ?

    Yes, you earn 8.5%, if you pay inturkish lira, no matter where money transfered from.. 5 years buyback guarantee (after 5 years in TL : 42.5%, in USD/GBP/EURO : 25%)
  • Is there a 10 year rental guarantee of 8.5% if one continues to rent the apt. to developer after 10 years?

    Yes you can rent to developer also after 10 years probably at the better rates then.. But annual rents in TL-purchases 8,5% but in other currencies like USD-GBP-EURO only 5%, exactly like in BuybackGuarantee… 
  • Is the price inclusive of all appliances and furniture?

    Yes, our prices are including also all appliances and furniture.
  • When do you plan to start to construct this project?
